The Company

Gefion Group (“The Group”) develops residential properties in the Greater Copenhagen Area. The group employs about 17 people and has a good track record of identifying properties with the purpose of developing and selling. In 2016 the group had consolidated revenues of DKK 211m (USD 35m) and a net profit of DKK 67m (USD 11m). the Issuer, Niels Juels Gad 9-13 Holding ApS, a wholly owned subsidiary of the Group, intends to issue a bond financing of up to DKK 185m (USD 31m) to part finance acquisition of the property in Niels Juels Gade 9-13, located in central Copenhagen. The plan is refurbish the properties into 39 residential apartments and an apartment hotel consisting of approx. 74 apartment.

The Project

  •  Acquire the properties Niels Juels Gade 9-13 for the purpose of converting the current office building into residential apartments and an apartment hotel. The agreement was signed December 2016
  •  The property is located in the center of Copenhagen, close to Kongens Nytorv
  •  Gefion intends to finance the project with a total cost ex finance & fees of ~DKK 330m (USD 55m) comprising equity, construction loan and a bond issue split into a junior and a senior tranche
